PROJECT / CONTRACTS MANAGER

£35K + - Permanent - Nottingham


JOB PURPOSE

Responsible for ensuring projects and contracts are completed safely, on time, to budget and to the required, scope, program and specification. Control costs and keep construction projects on track from implementation right through to practical completion / project hand over. Must possess a solid background in Fire Protection. To take responsibility for the overview of the day-to-day running and smooth operations of all sites and site labour. To be the point of contact and oversee all communication between the Client and the company strictly adhering to the Health & Safety Policy and protocols at all times.

KEY RESPONSIBILITIES

  1. Attending pre-start meetings with the clients.
  2. Manage contracts from implementation to practical completion.
  3. Understand and define project scope, goals and deliverables to ensure the project is delivered within budget and program.
  4. Oversee all site managers/supervisors taking responsibility of all scope of works within.
  5. Complete management of a direct labour and sub-contractors (including checking and signing off time sheets).
  6. To visit client sites to carry out additional surveys and produce detailed reports with costing’s for the client where applicable.
  7. Maintain good working relationships with clients and site operatives.
  8. Ensure all projects are ran within current legislation, to specification and compliance using the relevant British standards.
  9. Ensure site Health and Safety requirements are adhered to and deliver tool box talks).
  10. Managing multisite contracts across the country.
  11. Ensure projects have continual material supplies and the correct levels of labour/sub-contract labour to be able to perform within budget and program.
  12. Ensuring all method statements and risk assessments are completed and filed in the project folder as well as distributed to the relevant parties (this includes sub-contractors).
  13. Ensure all projects are registered on FIRAS before starting on site.
  14. Ensuring budgets and programs are met in line with original quotations.
  15. Effectively communicate project expectations to all team members and clients in a timely clear fashion.
  16. Ensure the correct application of any passive fire protection detail is being adhered to.
  17. Quoting works where appropriate (working with the estimating team).
  18. Dealing with suppliers to maintain good working relationships.
  19. Managing Air Integrity testing/works for rooms containing Suppression Systems.
  20. Surveying rooms after a failed air integrity test and advising on passive fire protection works.
  21. Designing rooms built to equip Suppression Systems and achieve an NFPA pass certificate.
  22. Reading fire risk assessments, fire audits, fire strategies and implementing designs on the action plans.
  23. To produce and keep project files and data up to date (photos, invoices, application for payments, delivery notes, orders, instructions, sign offs, progress reports, inspection reports.
  24. Be able to delegate tasks and responsibilities to the appropriate person/persons when and where required for project completion.
  25. Identify and solve issues or conflicts within the project team / devise contingency plans.
  26. Ensure that valuations and final accounts are submitted on time.
  27. Ensure all variations and extra overs are charged to the client.
  28. Produce monthly cost analysis.
  29. Ensure estimates are broke down in to lump sum or labour / plant / materials /sub-contractors and preliminaries to ensure correct budget delivery.
  30. Other duties where applicable / required in line with the business needs.
  31. Create O&M’s.
